Karlton Collins LLC recently purchased the former Victorian Plaza office building and is renovating and converting the 34-year-old property into a 239-unit condominium community at a total acquisition and project cost of approximately $45 million.

Fortune International specializes in high-end condominiums in South Florida. The company had more than $1 billion in sales and another $700 million in pre-construction sales in 2002 for projects it exclusively represents.

"The timing for The Collins couldn't be better since the neighborhood is going through a renaissance, offering potential for appreciation," says Edgardo Defortuna, president of Fortune International.

As project manager for The Collins, Kaiser's duties include overseeing budgets and accounting functions for all aspects of construction management. He also will head up sales and marketing markets.

He has extensive property management experience, including accounting, leasing and financial reporting. Kaiser has served as senior property manager for the Karlton Investment Group, where he managed more than one million sf of commercial real estate.
