The Munsell Realty affiliate acquired a majority interest in Wright Executive Center, an eight-building, 480,400-sf development located eight miles east of Downtown Dayton along I-675, near Wright-Patterson Air Force Base. The minority interest is retained by Dayton-based Miller-Valentine Group, the original developer, which will continue to manage and lease the office park.

The acquired property consists of seven mid-rise office buildings with 430,502 sf of rentable office space and a retail building containing 49,969 sf or rentable space. Tenants include Computer Sciences Corporation, Lockheed Martin, General Research Corporation (AT&T), Boeing Company, Sun Microsystems, Northrop Grumman, Accenture, Ball Aerospace, PricewaterhouseCoopers, Humana, Raytheon, State Farm and CACI. Occupancy at the time of sale was more than 90%.

The seller was listed as Wright Executive Center Partners. Chuck Ciolino of NAI Eagle, the brokerage firm that handled the sale, says the seller engaged NAI to both market the property as a whole, as well as just the majority partner's interest. "In the end, the purchaser decided to purchase the majority interest," says Ciolino.
