3/26/03: The real estate industry received a great show of confidence from the capital markets a few weeks ago. The Standard and Poor's 500 index replaced American Airlines, the world's biggest airline, with American Investment and Management Co., a Denver-based REIT. Although air travel has definitely been much slower since the Sept. 11 attacks as well as the current war in Iraq, the real point is that there is a fundamental shift in where investment money is flowing. It's obvious to the analysts at S&P that a well-managed real estate investment trust is a much safer play than airlines, which are heavily subsidized by federal largesse. As we enter into a cycle of recovery, real estate is definitely on the mind of the investment community in a much stronger way than in the past.
