The directory assistance provider uses the space at 9295 SW Nimbus as a call center and has been at Nimbus for around nine years. The asking rate for the space was $1.05 per sf per month NNN and negotiated lease rate is said to be around $1.00 per sf per month NNN, and likely includes a few months of free rent. A commence date was not immediately available.

Grubb & Ellis' Portland Managing Director Dave Squire represented Metro One in the lease negotiations. Mike Nye and Jeff Falconer of Trammell Crow Co. represented center owner Equity office Properties Trust.

Nimbus Corporate Center is a 690,000-sf flex development in 17 buildings. There is approximately 190,000 sf being marketed at the park, including upward of 60,000 sf that is leased but not occupied.

Nye confirms for GlobeSt.com that a tenant is in negotiations for the 60,000 sf space and that he has another 50,000 sf of proposals out to potential users. "The good news is we have activity on almost all of our available space," says Nye.

The bad news is that tenants have a lot of space from which to choose. Nimbus is one of two major developments in the Highway 217-Washington Square submarket. The other is Creekside, a 615,000-sf development owned by PS Business Parks. Six of the development's 16 buildings are reportedly empty and about 240,000 sf is being marketed for lease.
