In the largest of the three deals, LGB Inc. has inked a 60-month agreement for office and warehouse space at Southrail Business Park. The tenant will occupy 10,495 sf at 1564 Jayken Way, where it still run its manufacturing, warehousing and distribution operations, as well as administrative offices for its apparel business. The transaction is valued at $444,000. Both LGB Inc. and Westcore were represented in-house.

Separately, Mordehay Boaron dba Best 4 Less has signed a $98,500 lease for retail space at 696 Marsat Ct. in the Southrail Business Park. The company will take 3,758 sf in suite B, according to the terms of the 37-month agreement. Mordehay plans to run a retail shop specializing in household items, cookware and decorative items out of the space. In this transaction, Michael Mossmer of Voit Commercial Brokerage acted on behalf of Westcore.

In the third transaction, Marcelino Rosales dba South Bay Industrial Products has agreed to take 3,371 sf of office and warehouse space in the Southrail Business Park. The tenant will occupy suite B at 693 Marsat Ct., where it plans to house its general office, warehousing and distribution operations for its piping business. The 36-month agreement is valued at $87,000. Both Marcelino and Westcore were represented in-house.

Westcore acquired the entire Southrail Business complex in January of 2002, paying $12.4 million to the California State Teachers Retirement System for the property. In October of last year, the company sold the 616 Marsat Ct. facility and the 1563 Jayken Way building to two different private investors for a total consideration of nearly $1.8 million.
