The proposed hotel site is located on the west side of 12th Avenue Northeast mid-block between Northeast 50th Street and Northeast 47th Street. The site is zoned Neighborhood Commercial 3 with a 65' height limit (NC3 65') and is located in the University Community Urban Center. The proposal is for a six-story hotel with parking for 38 vehicles within the structure.

Driscoll Architects is handling permitting for the hotel project. The name of the developer was not listed on the application and Driscoll's project architect did not return a phone call seeking comment. Neither did city planner Scott Ringgold.

The two-building apartment project is slated for an "L"-shaped site on Northeast 65th Street mid-block between Roosevelt Way Northeast and 12th Avenue Northeast. The site is zoned Neighborhood Commercial 3 with a 65' height limit (NC3 65') and is located in the Roosevelt Urban Village.

The proposal is for one five-story building and one four-story building fronting on both Northeast 65th Street and Northeast 66th Street. The buildings will contain 2,496 sf of ground floor commercial space. Parking for 98 vehicles will be provided within the structure.

Runberg Architecture is handling permitting for the apartment project. The name of the property owner is Roosevelt Partners LLC. It acquired six parcels for the project last year at a cost of $1.7 million, according to city records.

At the Design Review Board meeting the applicants will present information about the proposed design and how it responds to the priorities established at Early Design Guidance Board meetings last year. The public is welcome to offer comments regarding the proposed design; and, the Design Review Board members will ultimately make a recommendation to the Director of the Department of Design, Construction and Land Use, who will make a final decision.
