The 23,000-sf warehouse fronts on 1st Avenue South, Occidental Avenue South and South Massachusetts Street. About 11,800 sf will be converted into the concert hall and approximately 5,100-sf into the restaurant and lounge.
The warehouse is located at 1700 1st Avenue S. It is surrounded by other warehouses and overflow parking for Safeco Field, the Major League Baseball stadium. The concert hall is slated for the southern two-thirds of the building's ground floor. It will have a stage and no fixed seating.
The restaurant and lounge will occupy about 5,100 sf in the northern third of the building. The build out will include, a kitchen, bathrooms and seating.
The improvements also will include changing and adding exits from the structure and making some minor alterations to the existing building shell. A 3,800-sf mezzanine located above the restaurant and lounge area will continue to be used as administrative office space. A Master Use Permit is expected to be issued in May.
