The investment advisor, which is committed to the buildings for 10 years, has hired CB Richard Ellis to secure sublease tenants for the three four-story buildings, which are owned by Cousins Property and Commonwealth Partners. Transwestern Commercial Services previously held the assignment.

Schwab built out 115,000-sf in one of the buildings (Building II) for a call center operation before leaving in August 2002. It includes furniture, back-up generators, cafeteria, training rooms, showers and a courtyard complete with barbeque pit. Buildings III and IV are in shell configuration and set up as a 350,000-sf campus.

Bart Matheney, the CBRE senior vice president that won the assignment, tells GlobeSt.com he's working on the marketing materials now. He says the facilities will be marketed not only to large campus users in Austin but also nationally as well. He declined to provide asking rates for the properties. "We're going to be aggressively marketing the space," he said.
