"Dolphin Commerce Center highlights the project's access to the Dolphin Expressway and its proximity to the Dolphin Mall--both tremendous amenities we wanted to highlight with the new name," Wayne Schuchts, managing director for CB Richard Ellis, says in a statement.
Swerdlow Group has handled the leasing of the park for a while. In the past, Codina Group has assisted Swerdlow.
With the rebranding of the park and a renewed focus on industrial, Swerdlow Group wanted to hire an outside company, spokeswoman Anne Kazel-Wilcox tells GlobeSt.com. CB Richard Ellis won the job partly because of its recently formed a national logistics group; just prior to hiring CBRE, Swerdlow Group arranged two leases with international transportation and logistics companies. These leases are evidence of the park's increasing importance as a North American hub for international companies doing transatlantic and trans-America business.
Savino Del Bene, an international freight forwarder based in Florence, Italy, signed a new, five-year deal for 15,318 sf of space, broadening its presence in the United States. The company moves air and sea cargo from Italy to the United States using a variety of transportation methods.
In addition, Senator International, a transportation and logistics company based in Hamburg, Germany, has expanded its existing space by 4,800 sf, from 20,158 sf to 24,958 sf. This lease has a year and a half left on a five-year term, and a five-year renewal option. The company offers air and sea freight service, express parcel and courier service, packaging, and ancillary freight forwarding services such as export customs declaration and port handling.
Additional leases are pending, and Kazel-Wilcox says the park expects to close on a few more leases in the next few weeks. Existing tenants at the park include Telefonica Data USA, the U.S. Postal Service, DHL Airways and Danzas Corp.
Dolphin Commerce Center has the largest tract of land in the Airport West submarket ready for immediate development. The park has approximately 2 million sf available for class A office, industrial/distribution, telecom, flex and build-to-suit space for sale or for lease. The park is fully zoned for many uses.
Currently, Dolphin Commerce Center has about 1.1 million sf of leased space in a seven-building campus setting. It is located alongside Florida's Turnpike at the newly built interchange with the Dolphin Expressway, or State Road 836. The interchange gives direct access to the area.
Los Angeles-based CB Richard Ellis has offices in Miami. Hollywood, FL-based Swerdlow Group is a private real estate company involved in ownership, development, management and leasing. The company owns and operates about 3 million sf, including retail, industrial and multifamily residential space.
