The project's second phase will consist of five neighborhoods, as well as a church and a high school (both of which will be used by the Catholic Diocese of San Diego). McMillin Lomas Verdes will bring 694 new homes to the Otay Ranch area of Chula Vista with the first neighborhood slated for a grand opening in late June. Four of the neighborhoods will include a total of 482 single-family homes, while the fifth neighborhood will be comprised of 212 attached townhomes.

The first Phase II neighborhood to undergo construction is Sienna, which will feature lots with an average span of 5,000 sf. Residences here will encompass approximately 2,359 sf to 3,181 sf with three to five bedrooms, two and a half to three baths and three-car garages. Prices will start in the low $400,000s. Sienna's grand opening is planned for late June, with move-ins scheduled to begin in October.

Sienna's completion will be followed by the build-out of the Auburn Lane neighborhood in early August and the Mandalay and Jasmine neighborhoods in mid-August. Auburn Lane homes will encompass between 2,720 sf and 3,397 sf with lots spanning an average of 5,000 sf. Prices will begin in the mid-$400,000s. Mandalay residences will be sized from 2,717 sf to 3,509 sf, with lots encompassing an average of 6,000 sf. Prices will start in the high $400,000s. Jasmine lots will span an average of 4,000 sf with houses ranging in size from 2,256 sf to 2,834 sf. Prices will start in the high $300,000s. Move-ins for all three neighborhoods are slated to commence in December 2003.
