Miss Sixty, an upscale Italian jeans company, expanded its existing 10,000 sf at 435 Hudson St. by another 4,000 sf. The enlarged location will house its showroom and offices. Terms of the deal were undisclosed, but asking rents in the building average about $37 per sf.
Jason Pizer, Trinity Real Estate's director of commercial leasing, negotiated the long-term lease at the 263,000-sf building. Located in the growing Hudson Square neighborhood, near Greenwich Village, the nine-story property is also home to the Chelsea Garden Center, Delia*s and @radical media. Miss Sixty's product line includes Sixty SPA, a European sportswear company; E. Murphy, NYE; and Killah Babe.
Separately, high-end eyewear retailer Morgenthal Frederics has grabbed 400 sf on the ground floor of the AOL Time Warner Center in the Shops at Columbus Circle. The new location will be the company's flagship and is slated to open in the fall of 2003.
Mitchell Friedel, senior VP and director of leasing for Related Urban Development, acted on behalf of the developer the Related Companies. Morgenthal was represented by Darryl Kaplan of Blatteis Schur. Terms of the deal were undisclosed.
