Two Retailers Take 14,400 SF in Manhattan

NEW YORK CITY-Miss Sixty has expanded its lease at 435 Hudson St. to 14,000 sf and Morgenthal Frederics has claimed one of the last parcels at the AOL Time Warner Center--a 400-sf ground floor shop.

NEW YORK CITY-Two high-end retailers have committed to space here in prime consumer locations–one set in Greenwich Village and the other at the under-construction AOL Time Warner Center. The separate lease transactions total about 14,400 sf.

Miss Sixty, an upscale Italian jeans company, expanded its existing 10,000 sf at 435 Hudson St. by another 4,000 sf. The enlarged location will house its showroom and offices. Terms of the deal were undisclosed, but asking rents in the building average about $37 per sf.

Jason Pizer, Trinity Real Estate’s director of commercial leasing, negotiated the long-term lease at the 263,000-sf building. Located in the growing Hudson Square neighborhood, near Greenwich Village, the nine-story property is also home to the Chelsea Garden Center, Delia*s and @radical media. Miss Sixty’s product line includes Sixty SPA, a European sportswear company; E. Murphy, NYE; and Killah Babe.
