Toshiba America will occupy suite 110, which is located at 15015 Avenue of Science. The new tenant will join PDF Solutions Inc. and Cadence Design Systems Inc. in the 4.5-acre facility, as both firms signed five-year leases earlier this month for a total of 21,345 sf here. St. Bernard Software is also moving to the building, as the company inked a five-year, $5.4-million agreement in March for 54,579 sf here.

Frank Rivas of USI Real Estate Brokerage Services acted on behalf of Toshiba America in the recent transaction. The lessor, The Shidler Group, was represented by Jay Alexander and Ryan Grove of Colliers International.

The Shidler Group, along with joint venture partner The Praedium Group LLC, acquired Carmel Corporate Plaza from Hibiscus Group LLC in the fall of last year. The JV paid $11 million for the property, which sold for $14 million in 1998. Hibiscus Group sold the facility at a reduced rate after the property's sole tenant, Cadence Design Systems, announced last year that it would relocate its regional headquarters out of the building in June of 2003.
