The new owner plans to occupy the office property, which it has acquired from Timothy J. & Pamela Culver Trust. Located at 6610 Flanders Dr., the complex encompasses 7,500 sf.

The seller was represented in the recent transaction by Justin Harvey, Scott Danshaw and Jesse Karassik of Coldwell Banker Commercial-Towne Centre. Ron Beck, who is also with Coldwell Banker Commercial-Towne Centre, acted on behalf of the buyer.

G.W. Williams & Co. is a privately owned corporation that specializes in the ownership and management of apartment, light industrial and commercial properties. The company's current real estate holdings are concentrated in Sacramento and the Bay Area.

The acquisition of Childers Office Park has occurred as the office market is showing some signs of improvement. Availability in the office market contracted for the first time in a year last quarter, as it declined slightly from 17.8% to 17.4%, according to a recent report by Insignia/ESG Research Services Group.
