Morrows adds that, "the boutique building is suited for smaller tenants who want high-end amenities." The building has a number of high-end prebuilts featuring marble floors, dry wall ceilings, cherry wood doors and floor-to ceiling windows.
New leases at the 38-floor building include Moore North America, Inc., a commercial printing company, for 5,146 sf on the 26th floor. Dan Knopf of Insignia ESG represented the tenant. Werner Sobek, an engineer, is leasing 1,534 sf on the eighth floor. Debra Schwartz Real Estate represented the tenant. Whitney Communications, a media company, is leasing 3,631 sf on the 38th floor. Mike Elkin of Interactive Properties represented the tenant. Epic Advisors, a money management firm, is leasing 1,764 sf on the 19th floor. Kevin Daley of Cushman & Wakefield represented the tenant. Mazama Capital, Inc., a money management firm, is leasing 2,090 sf on the 19th floor. Lance Korman of Newmark represented the tenant. Sun Capital, a money management firm, is leasing 3,236 sf on the 13th floor. The firm represented itself in the lease negotiations.
The lease renewals are: Martin Bauman Associates, an executive search firm for 3,087 sf on the 20th floor; Wohabe Partners, attorneys, for 1,565 sf on the 35th floor; Eleanor Naylor Dana Trust, a charitable foundation, for 1,555 sf on the 38th floor; Sperry, a money management firm, for 6,372 sf of space on the 38th floor; Cartoon News, Inc., a political cartoonist, for 1,938 sf on the 13th floor; and Seiden/Kreiger Associates, an executive recruitment firm with a renewal/expansion lease for 1,538 sf on the 10th floor.
Though Morrows notes that the building "sells itself," he says that RFR representatives have made a concerted effort to market the property. A per sf price range was not available, but Morrows notes that it's priced to reflect the building.
RFR Realty LLC is a full-service leasing and management company with a portfolio comprising approximately six million sf in Manhattan, including The Seagram Building, Lever House at 390 Park Ave. and the newly-acquired Sotheby's Building at 1334 York Ave.
