The company is relocating from Burlington, where it had been headquartered for the last 10 years, to accommodate its continued growth. "We are looking forward to establishing our new headquarters in Chelmsford and expect a smooth transition," says Ed Dunn, VP of operations for the company.
Brian Hines, principal and Michael Dalton, VP of Trammell Crow Company represented Zoll Medical in the transaction while John Wilson and Brian McKenzie, both partners at Richards Barry Joyce & Partners represented the sublessor, Tellabs. Mike Cantalupa and Jeff Lowenberg represented property owner Boston Properties.
Quorum Office Park is a two-building project developed by Boston Properties on a 26-acre site bordering Manning State Forest. The 259,918 sf research and development facility is located adjacent to the Route 3/Route 129 interchange in the Route 495 north area.
While Chelmsford's office market was able to fill a significant portion of its space this past quarter, its research and development market continues to struggle. According to Trammel Crow Co.'s most recent statistics, the area's overall vacancy rate has dropped to 12.6% as of April, down from a high of a whopping 65.3% in January. Conversely the research and development market had an overall vacancy rate of 41.7% this past April, up from 37.6% in January.
Lease rates for this deal were not available, but average asking rent for research and development space in the area is about $11 per sf while office space is about $22 per sf.
