"Our concept is really simple…provide bandwidth as the 4th utility and Wi-Fi (wireless Internet) as an amenity," says Matthew T. Spathas, partner of SENTRE Partners. "This is really no different than the move from kerosene to electricity or stairs to elevators," he adds. "Optical wires and switches should be treated like electrical wires and the transformer…owned by the building, managed by a third party for the benefit of our tenants."
Known as a Building Optical Network, One America Plaza's new network will provide tenants with "wired" plug and play connectivity to the Internet for $250 per month. The connection will burst up to 100 Mbps, which SENTRE officials say is approximately 60 times faster than a typical T-1 (1.5 Mbps) connection. In addition, the entire 34-story building, along with its four-level subterranean parking garage, will be Wi-Fi enabled. "We believe this is the first building in the U.S. to deploy wireless in every square inch of the building and parking garage," Spathas says.
SENTRE Partners and GE Asset Management acquired One America Plaza for $166.3 million last year from Bright Properties West, a U.S. subsidiary of Shimizu Corp. Located at 600 W. Broadway, the 569,630-sf office facility is considered one of the downtown area's landmark buildings.
