Texas Lawyer, part of the American Lawyer Media Inc. network, moved less than 10 blocks from 10,000 sf at Founders Square at 900 Jackson St. to a smaller but more efficient office in a turn-key deal for 1412 Main St. The carrot that was dangled for the hot pursuit was a 10-year lease by a creditworthy tenant and one known around town for staying put for the really long term.
The short list also contained Republic Tower at 325 N. St. Paul St. and Renaissance Tower at 1201 Elm St. Every proposal on the table was "great," says Tim Feagans in the corporate services group for Dallas-based Henry S. Miller Commercial. "It just came down to economics....They offered them the moon and a free year," he tells GlobeSt.com.
The Dallas-based TPMC Realty Corp. and Lehman Bros., headquartered in New York City, own the 27-story Center City Plaza. The building owner's terms were crafted by TPMC's Manny Ybarra. Feagans and TJ Russo of GVA Williams in Manhattan bargained the deal for the tenant.
