John Fuller of Los Angeles picked up the 4224 N. 12th St. property for $675,000 one week after seller, Ben Ruzmin of Phoenix, put it on the market, Dan Dulin of Marcus & Millichap's Phoenix office tells GlobeSt.com. "The owner expressed some interest in selling so we jumped on it," said Dulin, who represented the buyer in the transaction. "Any decent property that represents a decent value, we're jumping on. There are just too many buyers out there right now."

Dulin said the complex's full tenant roster and recent renovation work along with its below market asking price and prime location just south of Camelback Road made the property particularly appealing. "It was just a great cash-flow deal," said Dulin. The seller represented himself in the transaction.
