The project will be located oceanside at 505 N. Fort Lauderdale Beach Blvd. It has been renamed the Q-Club Resort & Residences.

The condo hotel probably will break ground in the first quarter of 2004, Garcia tells GlobeSt.com. When the condo units aren't being used, they will be added into a pool and rented out as hotel units.

The former Fortune House project planned for this site was not developed, and has gone through zoning and ownership changes, states Garcia, adding it's now finally "getting off the ground as a project." The project has not yet gone out to bid to select a contractor.

Units sizes will include a suite at 456 sf, one-bedroom/one-bath units at 943 sf, two-bedroom/two-bath units at 1,310 sf and some three-bedroom and penthouse units topping out at 2,792 sf.

Garcia also is the architect for the Atlantic Hotel, a Starwood Resort that is under construction two blocks north of Q-Club. That hotel is set to be completed in April 20
