Synergy's latest gym, its seventh on the island, will be set in 9,200 sf on the lower levels of Pratt Institute's Manhattan Campus. The exercise center will occupy 1,200 sf on the ground floor and 8,000 sf on the lower level.

The transaction is valued at $3.1 million, according to Insignia/ESG Retail Group brokers Eric Gelber and Joshua Gettler, who arranged the deal for Pratt and Synergy. The gym is slated to open at the end of this summer.

Separately, North Face opened an 8,000-sf shop on the ground floor of the Ansonia, a historic condominium building located at 2101 Broadway at 73rd St. Committing to the Big Apple for the next ten years, the new lease marks the San Leandro, CA-based company's seventh store nationwide.

Jim Downey of Cushman & Wakefield represented North Face in the transaction. Herbert Krasnow of Ansonia Associates LP and Andrew Goldberg of Insignia/ESG represented the Ansonia.

Michigan-based design firm JGA Inc. and New York-based restoration company Urban D.C. worked on the more than $1-million store renovation, a spokesperson for Ansonia Associates tells GlobeSt.com. The Ansonia, originally built in 1904 as a hotel, now holds 400 condominiums and is designated as a historic landmark.
