The property, on a 6.15-acre site, comprises a 120,000-sf warehouse building, 20,000 sf of office space over three storeys and 131 car parking spaces. West Moor Park, on Junction 4 of the M18, has already attracted a number of national and international occupiers such as Ikea, Next and Fellowes. The development is being part financed by the European Regional Development Fund.

David Wells of Scarborough Development Group said: "This is the only speculatively constructed development of this size in Yorkshire at the moment. Speculative industrial units have had a great appeal among occupiers recently. The industrial market is robust in South Yorkshire and we are trying to respond to the demand for new space."

Letting agent Jones Lang LaSalle is quoting a rent of £4.25 ($6.85) per sf.
