The seller of the land, located at 12915 Metro Parkway, was S. Lee Crouch, Trustee. The sale price was approximately $1.1 million. The $8.14 per sf is a top per-sf price paid for vacant land in the Metro-Daniels corridor, which is where Metro Parkway and Daniels Parkway intersect and which is a booming industrial and office area.

The land sale may come as a surprise, given the length of time it's been on the market. "One other thing that's significant is this land has been for sale for 12 years," Tasman says.

On the land, TIB Bank plans to build a bank branch with support offices, Gary Tasman, a broker involved in the land sale, tells GlobeSt.com. The branch will be about 4,000 sf, he says, with about 30,000 sf to 40,000 sf of supporting office and retail space. TIB Bank plans to lease out some of the space to retailers until the bank needs it, Tasman says.This will be the bank's first presence in Fort Myers. "It's a pretty significant transaction in that it's a continuation of the expansion of TIB Bank" northward and in Southwest Florida, Tasman tells GlobeSt.com.

"The West Coast of Florida is one of the fastest-growing areas of the country right now, and Fort Myers anchors" that growth, says Tasman, who along with Scott Robertson, both of Grubb & Ellis | VIP, negotiated the sale.

Besides the Keys, TIB Bank has a presence in Miami-Dade County, as well as in Naples and Bonita Springs, FL. TIB Bank was established in 1974 as The Islamorada Bank. As the bank expanded in the Florida Keys, its name evolved to TIB Bank of the Keys. TIB Bank's holding company is publicly traded TIB Financial Corp.
