The law firm plans to occupy the complex's entire 72,332-sf office facility located at 12390 El Camino Real, as well as 23,866 sf of office space in the property's other building that stands at 12340 El Camino Real. As a result of Fish & Richardson's 15-year lease, the 161,500-sf project is now 60% occupied. Although terms of the agreement were not disclosed, Kilroy SVP Tyler H. Rose tells GlobeSt.com that monthly rents here range between $2.50 to $3 per sf on a modified growth basis.

The Del Mar complex was originally slated for occupancy by Brobeck, Phleger & Harrison, but the prior tenant defaulted on its agreement this past February. Built in 2000, The 12340 El Camino Real facility stands vacant. The 12390 El Camino Real facility, which was completed in September 2002, is currently occupied by Paul, Hastings, Janofsky & Walker LLP, which is leasing the building on an interim basis until its 52,375-sf space at the 20-acre Kilroy Centre Del Mar campus is ready for occupancy.

Fish & Richardson's lease is expected to commence in the fourth quarter, once Paul, Hastings relocates from the El Camino Real building to its Kilroy Centre space.
