The development will be situated on 22 acres purchased recently for $2.2 million. The two-, three- and four-bedroom plans range in size from 1,038 to 1450 sf.

The homes are priced in the low $140,000s. The community is more than 70% sold in less than a month after the land acquisition.

"Marbella Cove will add value to the community and contribute to the area's changing demographics by establishing a new precedent in housing prices," says S. Lawrence Kahn III, president and CEO of Lowell Homes. "It's part of the new boom for Homestead."

The gated community is being marketed to first-time home-buyers. Construction is set to begin by the end of this quarter.

Marbella Cove, in Miami-Dade County, is part of the Waterstone master-planned community.
