MCLEAN, VA-Software product provider Ariel Research has committed to 23,000-sf of space in the office building at 8280 Greensboro Dr. Built in the Tysons Corner submarket in 1985, 8280 Greensboro occupies a 2.6-acre parcel near the Dulles Toll Rd. The building offers 200,000-sf of space over nine floors, and includes a three-level underground parking garage. Office space at the property leases for $26 per-sf.

The leasing of this space constitutes a 12,000-sf expansion, as well as a relocation from Bethesda, MD. “In moving from Bethesda to Tysons Corner, Ariel was able to take advantage of the value that exists in the Tysons Corner market, along with proximity to a future labor pool,” says CRESA Partners/Washington’s Justin Vitarello. CRESA Partners advised Ariel in the transaction, while CB Richard Ellis represented building manager RREEF. Lacera, or the Los Angeles County Employees Retirement Association, owns the property.
