The developer plans to use the loan for construction of 79 RV pads and 69 guesthouses at the motor coach community, known as The Vineyards. The funds will also allow Rancho Heights LLC to complete the project's golf course and clubhouse.

Scripps Investments & Loans has been involved with The Vineyards development since its inception, having earlier loaned Rancho Heights LLC $11 million to begin the project's initial construction. Those funds were used to build the golf course's first phases, as well as a sales office and roads. In addition, the capital allowed for grading on select guesthouses.

Rising on Dillon Road, north of the I-10 Freeway, The Vineyards development will house 460 RV pads equipped with guesthouses or "casitas." Three different floorplans are being offered, which range in size from 530 sf to 1,095 sf. The 530-sf plan, known as Option 1, allows for a guesthouse with a garage, full bathroom and laundry room. Option 2, which encompasses 945 sf, adds an outdoor room consisting of a full kitchen, living area, fireplace and entertainment center. The largest of the three floorplans, a 1,095-sf design known as Option 3, adds an office/den to the mix. Every guesthouse will be air-conditioned and most pads will come with the option of adding a pool or spa in the backyard. In addition, each pad will have full hookups for high-speed, wireless Internet access and digital cable television. Prices for Option 1 will range from $199,900 to $289,900 with an additional charge of $29,900 for Option 2 and $39,900 for Option 3.The Vineyards project will also house a golf course and Mediterranean-style clubhouse. Designed by Peerless Golf Inc., the nine-hole, regulation golf course is 3,100 yards long and features a par-36 design with three large lakes, streams and waterfalls. The clubhouse, which will be built in various phases, will eventually encompass 15,200 sf. Design plans call for a party room, a communications center and a spa area. Outdoor amenities will include an oversized lap pool, a spa and lighted tennis courts.
