"We have been very successful with our Embassy Suites and there's a long-term stay need with the University of Delaware nearby," Buccini/Pollin associate Karl Wagner tells GlobeSt.com. "We are directly across from the school's football field and other athletic facilities. There are about 20,000 students at the school and there's a demand for hotel space just from the sporting events alone." Upon completion, the six-story Homewood Suites will feature a business center, fitness center, indoor pool and outdoor barbecue area. The hotel will also benefit from an area that is surrounded by businesses such as fluoropolymer product developer WL Gore & Associates Inc. and Dupont Corp.

Buccini/Pollin affiliate PM Hospitality Strategies manages the Embassy Suites and will take on management duties for Homewood Suites, as well. "This is our first Homewood Suites and a strong complement to our other Hilton product, the Embassy Suites Newark," Buccini/Pollin president Dave Pollin says in a statement. "We plan to take advantage of obvious synergies in purchasing and cross-marketing and a shared management team."
