Also, in a recent deal with Publix Super Markets, the major grocery store chain signed a 54,340-sf lease to anchor the center, which is called Harbor Shops. The Publix lease term is 20 years, with renewal options. Given the center's quoted rental rates of between $22 and $36 per sf, this lease is estimated to be valued at least $23.9 million.

Other tenants for this center will be disclosed at a later date, according to a spokesman. There are also outparcels and second-story office suites. In all, the center will be situated on more than 19 acres, located just south of 17th Street Causeway at Cordova Road.

Bob Breslau, president of Stiles Retail Group, handled the Publix lease. In addition, Stiles Retail Group, another division of Stiles Corp., has been named the center's exclusive leasing agent.

The 17th Street Causeway, near the Fort Lauderdale-Hollywood International Airport, is the gateway to Fort Lauderdale's beaches and cruise ship port.

The area of the project has strong retail demographics from affluent neighborhoods nearby, hotels, the Broward County Convention Center, the Art Institute of Fort Lauderdale, Port Everglades and Broward General Medical Center, Fort Lauderdale International Airport and the area workforce.

The architecture firm for Harbor Shops is Architecture 6400, a division of Fort Lauderdale-based Stiles Corp. The designer is Lloyd Fury. The two are developing the project with a colonial Caribbean theme.
