Located at 19500 Ballinger Way N.E. in Shoreline, the project will be the first of its kind to be constructed in the area in 10 years. Developed in a joint venture with Ballinger Gateway LLC, Sherman Development LLC and Ballinger Group LLC, the exterior of the four-story structure will be finished in a way that distinguishes the residential from the commercial components of the project.
"Equidistant from Seattle and Everett, the urban-type project blends particularly well with the surrounding neighborhood," says Greg Anderson, president of Allied Group Inc.
Designed by Shoreline-based CDA Architects, the residential segment of the project features a unit mix composed of three studio apartments, 24 one-bedroom apartments and nine two-bedroom apartments. Rents will range from $800 to $1,200 per month. The rest of the project's design features 6,700 sf of commercial space spread over two floors of the structure plus secured underground parking.
Mercer Island-based Express Construction Co. is the general contractor on the project. Financing was provided by Banner Bank.
"It's an area that has great access to the freeway and for some reason it's not an area that has been targeted for redevelopment," says Grant Larsen, cofounder of Express Construction. "It's cheap dirt compared to everything else," he adds.
When completed, the majority of the commercial space will be turned into offices for CDA Architects, Larsen notes.
