Insignia/ESG Atlanta managing director Tony Swann represented Bard. John Drake, leasing manager, and John Mansfield, president, Pattillo Construction Co., negotiated for the general contractor.

"Although the deal was complex and took more than 14 months to complete, it went quite smoothly," Swann says in a prepared statement. "Pattillo's ability to provide a temporary distribution facility to Bard during negotiations for the new building was a key element in finalizing the deal."

Carol Henderson of the Georgia Department of Industry and Trade and Adam Jones with the Newton County Chamber of Commerce, assisted in the deal.

Bard will be leasing the complex from Atlanta-based Pattillo Construction Co. when the project is completed in November. Officials at Bard and Pattillo couldn't be reached at GlobeSt.com's publication deadline to learn development and leasing details. But area brokers and construction industry estimators familiar with comparable projects tell GlobeSt.com the distribution center is probably being erected at a hard construction cost of $60 per sf, or a total $25 million.
