The revised plans for Belmont Downs call for the preservation of 160 acres in the 446-acre residential and 30-acre commercial subdivision, according to the report. The residential component would have 468 homes on half-acre lots and 32 houses on one-acre lots.

The reason for requesting a new rezoning is to allow the developer to cover costs of extending public sewer lines to the subdivision, according to the report. The additional homes would cover the costs. The subdivision's original plans called for septic tank installations instead of sewer lines, the report states.
