Tom Talbot, SIOR with Grubb & Ellis' Portland office represented the tenant Aperion Audio in its transaction for 12,490-sf of the Tualatin Business Center II's Building 1. Located at 18151 SW Boones Ferry Road, the building was built in 1981 with a total of 67,000-sf. The quoted asking rates for leases are $0.35 psf/month for just the shell, and $0.65 psf/month for improved space. Sam Briggs with Pacific Realty Associates represented the owner PacTrust Properties, in the transaction.

Eric Haskins with Grubb & Ellis' Portland office represented tenant MacNaughton Inc. in the 5-year lease of 6,192-sf of office and industrial space at the Twin Oaks Technology Center. Located at 1815 NW 169th Place in Beaverton, the building was built in 1986 as a flex space consisting of six one-story buildings in all totaling 94,000-sf. This newest lease is an expansion for the company, which already was leasing 3,900-sf. The new space will be used 70% for office, and 30% for warehousing space. The center is part of the Sunset Corridor, an area where such computer giants as IBM and Intel are located. Shawn Adams with Cushman & Wakefield represented the owner, API Pinchon VII LLC of Lake Oswego in the transaction.
