Two contiguous parcels fronting Broadhead Road here, just two miles from the Rte. 22/512 interchange, total 43 acres. Opus bought the land from locally based Lehigh Valley Industrial Holdings and Jozef Atlas.

Plans call for three warehouse/distribution facilities, each averaging about 235,000 sf. The buildings will have 33-foot ceilings, early suppression sprinkler systems, wide column spacing, extensive truck-loading capabilities and office space, allowing them to accommodate the needs of a variety of types of tenants.

Subject to municipal approval of the site plans, construction of the first building will begin this October and be ready for occupancy in the second quarter 2004.

Opus also acquired 52 acres fronting West Manor Way in Mercer County, NJ. The site, a half mile from the Exit 7A interchange of the New Jersey Turnpike, was purchased from an unidentified private investor. Opus plans to break ground for a 700,000-sf warehouse on that site in the first quarter 2004 for completion in the third quarter next year.

All four of the buildings are expected to open within the next 24 months.
