Two Garden Apartments Fetch $4M

ARLINGTON COUNTY, VA-Two multi-family properties–Rosslyn Manor and the Irving Apartments–hit the market and were sold to a single buyer for a total of $3.8 million. The Apartment Group, a division of real estate services company Cushman & Wakefield, marketed the property and negotiated the deal between buyer ATA Construction Services and seller Arent Fox Kinter Plotkin & Kahn PLLC, which was acting on behalf of the estate of Gertrude E. Cohen.

Located in Rosslyn on North 16th Rd., the 15-unit Rosslyn Manor apartment building is a low-rise garden structure with an assessed value of $1.16 million. ATA acquired the property, which was built in 1947, for $2.1 million. And in Clarendon, the 71-year-old Irving Apartments complex offers 19 units in a two-story structure with ground-level retail space. The apartment has an assessed value of $1.3 million, and was snapped up for $1.7 million. “The combination of the uniqueness of the properties and the strength of the market allowed us to deliver unprecedented results,” the Apartment Group’s Drew White notes.
