The acquisition includes not only the building at 30315 Union City Boulevard but also four acres of excess land that will be used for parking until it is needed for a future expansion. The sale price of the entire 11.72-acre property is not being disclosed by the parties involved, but it is believed to have sold for less than the asking price, which had been lowered from $9.5 million to $8.2 million.

The building includes a 23,000-sf freezer and 20,000 sf of office space. Michael Walker, one of three CB Richard Ellis brokers who represented U.S. Foodservice, tells GlobeSt.com that the national distributor of food products headquartered in Columbia, MD, closed the Union City facility two years ago in order to consolidate operations in the Valley. It has an operating distribution center in Livermore, one of 100 nationwide.

Epicurean International Thai Kitchens' headquarters are currently located at 1919 Market Street in Oakland. Owner Seth Jacobson plans to spend quite a bit of money upgrading the exterior and interior of the Union City building "to make it look like a more modern building," says Walker. Jacobson honed in on the building about six months ago, he says. "It's a specialized property but it fit nicely for Epicurean," says Walker. "They had a good vision of how it would meet their needs."

Walker was assisted on the buyer side of the transaction by fellow CBRE brokers Duane Fitch, and Doug Norton. Epicurean was represented by CBRE brokers Larry Jones, Mike Furay and Ken Morris.
