The CB Richard Ellis Inc. team of Tom Adelson, Jim Fijan, Jerry Roberts and Kevin Calihan represented the building owner, Perimeter Center Lot 1 Office Park of Scottsdale. Locally based DHL's interests were negotiated by Jim Trobaugh, Rob Marsh and Chris Hook, also with CBRE's Phoenix office.

Roberts, senior VP with the brokerage house, notes the latest lease brings the 212,000-sf complex--which consists of twin two-story buildings--to 100% occupancy. "The buildings are upscale and have great exposure to the 101 Freeway, which is newly completed in North Scottsdale," he explains, adding that the complex's large floor plates with more than 55,000 sf per floor, also worked to attract big tenants.

The international document transportation service provider first moved into the Koll Center in June 2002, where it leased the entire Building A for the next 10 years. That office space serves as one of its three 24-hour information centers, which track the company's package distribution services. CB Richard Ellis also stood in for DHL on that transaction.

Aside from DHL, the other major tenant at the Koll Center is Centex Homes--which moved in last June, taking more than 40,000 sf in Building B. "DHL and Centex lease more than 80% of the property," Roberts notes.

DHL operates in the international air express industry and services more than 220 countries and territories. In addition to document and package transportation, DHL also offers e-commerce fulfillment and logistics solutions for the automotive and life sciences industries.
