The estimated construction cost of the facility is $13 million and is scheduled to break ground around Aug. 1 with completion slated for the end of the year.

Preferred Freezer Services has a national network of state-of-the-art cold storage warehousing facilities. The new facility will be located at 13700 N.W. 115 Ave. in the Pan American Business Park. It is within a few blocks of the existing facility and will enable the company to create direct railroad service to its docks.

The building will contain 7.3 million cubic feet of freezer capacity, 1 million cubic feet of cooler capacity and 28,000 sf of refrigerated loading/unloading dock space. The facility will have designated inspection areas for government agencies, including the USDA, FDA and USDC, and it will be HACCP-certified. The facility will include a diesel-powered emergency generator so it can run during power outages.

"This facility will be state-of-the-art with monitoring of the various building temperatures, private QA Laboratories for on-site sampling and computerized inventory management," says Jose Hevia, president of Codina Construction Corp.

Codina has built several refrigerated storage/freezer facilities in Miami-Dade County in the last five years, including two other projects for Preferred Freezer Services.

"It is certainly a specialty product we have come to know well," Hevia says.Other such facilities Codina has built include a 110,000-sf freezer facility at 12855 N.W. 113 Court here in 1998 that established Preferred Freezer's presence in South Florida; an additional 35,000 sf to the Preferred Freezer site in 2001 to help the company serve its clientele; a freezer facility and office space at 7600 N.W. 82nd Place in Miami finished in 2001 for Quirch Foods; and a facility for SYSCO Food Services of Florida at 11400 N.W. 30th St. here which Codina received a contract at the end of 2002. It is for completion this year.
