County staffers confirm that developer Jeff Kingsfield, of Dallas, GA, has filed preliminary plans for a maximum 32,000 sf of commercial space and 1,096 single-family residences and townhomes in northeast Paulding near a second mixed-use project planned by locally based Cousins Properties and Temple-Inland Inc. of Austin, TX, as GlobeSt.com previously reported.

Kingsfield's Harmony Park undertaking on 687 acres is west of the Cousins' communities of Bentwater and Seven Hills, off Harmony Grove Church and Cedarcrest roads, the county says. The developer plans to preserve 280 acres for public parks and green space. The site is about 40 miles northwest of Downtown Atlanta.

Cousins and Temple-Inland are awaiting approval from the Atlanta Regional Commission for Seven Hills, their jointly planned 1,830-acre, 2,189-home residential-commercial venture that would have 77 acres of offices, stores and schools. Seven Hills is located next to Cousins' 1,700-home Bentwater subdivision under construction in Paulding.

Area brokers familiar with the developers' plans tell GlobeSt.com the Seven Hills project is expected to be one of the largest of its kind in the Southeast. Brokers estimate the development cost at over $100 million.

The Cousins-Temple-Inland joint venture also plans to develop a 400-acre business park near Seven Hills to provide jobs for subdivision residents. The developers are allocating 700 acres for open space and recreational trails.

Area brokers familiar with Cousins' projects tell GlobeSt.com Cousins-Temple-Inland also own timber rights on another 22,000 acres, giving the partnership control of one out of every six acres in the county.

Cousins' Paulding County enterprises follow the company's previously reported plans to build a 200-acre regional shopping center in Henry County, about 30 miles southeast of Downtown Atlanta.

The Henry County venture would follow Cousins' completed retail undertaking in Cobb County where it has developed the 70%-leased, 210,000-sf Avenue West Cobb on Dallas Highway. In 2000 and 2001, the Atlanta developer introduced two other suburban retail projects--Avenue in East Cobb and Avenue Peachtree City.
