The agency will take occupancy of the building in September of this year. The Texas Building and Procurement Commission tells GlobeSt.com that the annual per-sf lease rate is in the "sub-$10 range."

"The lease was deemed to be in the best interest of the State due to the below market rate and the significant construction allowance provided by the building owner," says Gene Morrison, director of facilities leasing for the commission.

The 10 year lease comes after Dell Computer vacated this and other buildings in Braker Center in 2001. David Blackbird, associate of the Trammell Crow Co. represented UBS Realty Investors in the transaction. Chris Oddo of Scribor Texas Commercial was the state's agent.
