ORLANDO-Taking advantage of a continuing red-hot new-home construction market, local developer David Kohn and his ABD Development Co. plan to break ground in first quarter 2004 on a mixed-use community of 4,860 townhomes and single-family residences built around a neighborhood shopping center and 18-hole golf course in Polk County, 60 miles south of Downtown Orlando.

Janice Summers, president and owner of Janice Summers Realty in Winter Haven, tells GlobeSt.com Florida-based Oak Hill Estates Partnership sold the 2,250-acre site to ABD for $31 million, or about $13,778 per acre (32 cents per sf). Summers negotiated the deal for the seller.
