John Boyle, principal and Keith Gurtler, vice president of Trammell Crow Co. represented Integrated Healthcare Information Services Inc. in the sublease transaction while John Linell of Jones Lang Lasalle represented the sublessor, Deutsche Bank.

The four-story, 270,000-sf office building, owned by the Shorenstein Co., is part of a 950,000-sf office park that is located near the Route 128/Winter Street interchange and overlooking the Cambridge Reservoir.

Excess sublease space continues to drive up the overall vacancy rates in Waltham. According to Trammell Crow Co.'s most recent statistics, Waltham's vacancy rate was at 20.4%, but the overall availability rate--when sublease space is factored in--was up to 32.2%.
