Brokers Jim Warstler and Rick Miller of CB Richard Ellis Inc. negotiated the first year of gross rent free for John J. Kirlin Inc., a large project mechanical contractor based in Maryland.
The company's existing space does not expire until Sept. 1, 2004, and the company probably will move into its new space this Sept. 1, Miller says.
"By negotiating the first year completely free allows them to consolidate all their space into one, top floor of the building," Miller says. Currently, the company is located in three separate offices totaling about 14,000 sf to 15,000 sf of flex space at 5430 N.W. 33rd Ave. in the local Prospect Park. The company needed a larger, more efficient space, according to Miller.
The brokers will sublease the company's existing space out, he adds.
In addition, he says, "We achieved a tenant improvement allowance in excess of market, which allowed them to make the move."
Warstler and Miller, both senior associates with the local CBRE office represented John J. Kirlin Inc. in the lease. Robert McCulloch of Codina Realty Services represented Orig LLC.
Lakeshore III, with 37,224 total sf, is about 89% occupied. John J. Kirlin will occupy the entire second floor of the building. Other tenants there include Ernest & Julio Gallo, Florida Digital Network and Totura & Co.
