The Ten Museum Park is being developed by Chad Oppenheim of Oppenheim Architecture + Design and Gregg Covin of Covin Development, both Miami based. Ten Museum Park will be located on a full city block, now a parking lot at the corner of Northeast 11th Street and Biscayne Boulevard. The project will consist of residential condominiums, live/work office condos and restaurant/lounge space, as well as parking levels.

The development will include 200 luxury condominiums and 30 live/work office condos, priced from about $200,000 to $750,000. Units, some designed as lofts with 20-foot ceilings, will include expansive glass to give residents views of Government Cut, which serves as a harbor in Miami.

Covin tells GlobeSt.com that the developers are trying to secure some major art tenants for the tower. The project also will feature an 8,000-sf, 350-seat outdoor cafe, 7,000-sf restaurant and 2,000-sf lounge at street level, topped off with seven floors of parking and office condos facing Biscayne Boulevard on each floor. The next layer is a floor with pools, spa and recreation deck, with the residential tower as the crown.

Covin says the "really exciting" part of the modern-design project is the ground floor will connect the area's arts district, which includes an art museum, science center and other art organizations as well as an emerging nightclub area. Sales are expected to begin in November; construction in summer 2004. It will take 20 months to build, he says.
