The specific terms of the leases were not disclosed, but they are all for at least three years. And, based on the average rental rates for the submarket in the second-quarter Broward County office and industrial reports by Cushman & Wakefield, the deals are estimated to be worth more than $1.34 million combined.
Memorial Healthcare System, a public, nonprofit healthcare provider that serves South Broward County, expanded its space in the park by 10,421 sf. This expansion of office space has an estimated value of at least $806,585 and brings Memorial Healthcare System's total space in the park to 83,988 sf. The expanded facility is located in MPC-1A.
In addition, All Season's Services Inc., a South Florida food and beverage vending company, expanded from 13,000 sf in MPC-13 to 18,959 sf in MPC-22A. This office and industrial lease is worth at least an estimated $107,260. Mike Nissley of Grubb & Ellis represented All Season's Services in the transaction.
Another company, Consul-Tech, a statewide engineering firm that specializes in planning, surveying, transportation, and environmental and construction management, renewed its 8,710-sf lease at MPC-IVA, at 3141 Commerce Parkway. The office and warehouse lease is estimated to be worth at least $156,780. The company relocated to the park in 1998 after it consolidated its Pompano Beach and Pembroke Pines offices.
Wilma Hernandez of HENZ Realty and Kathy Alberts of Brenner Realty brokered the transaction for Consul-Tech.
Finally, Enovation Graphics Systems, a Fuji Film USA Co. and a distributor of graphic arts equipment, supplies and electronic pre-press, renewed its approximately 15,000-sf lease in MPC-III B, at 3991 Commerce Parkway. The office and warehouse lease is estimated to be valued at least $270,000.
Maridee Bell of Sunbeam Properties, the park's developer, represented the park in each deal.
"A large part of the success of the Miramar Park of Commerce is attributable to the success of our existing tenants," according to Andy Ansin, vice president of Sunbeam Properties. "It is Sunbeam's goal to always have space available for our tenants and provide a flexible environment to accommodate growth and change."
The Miramar Park of Commerce has more than four million sf of space completed and is Broward County's largest corporate park. More than 120 national and international companies are located at the park, including American Express, Federal Express, USA Today, Caterpillar, Nissan, Sears, Honeywell and Nestles.
