"We are a Detroit law firm," says Alan S. Schwartz, CEO of Honigman Miller Schwartz and Cohen LLP. "The First National Building has always been our home, and, with the significant improvements being made to it, we want it to remain our primary location in the years ahead."

Honigman Miller occupies approximately 162,760 sf of the 800,000-sf building. The building is owned by Lennar Partners, a subsidiary of LNR Property Corp. Lennar assumed ownership of First National in late 2002 and contracted Finsilver/Friedman Management Corp. to handle the management and leasing of the building. The building is located in the Campus Martius district.

Since acquiring the building, Lennar has invested $6 million to renew and revitalize many aspects of the historic building, including facade repair, fire systems improvements, and new heating and cooling systems.

Lennar Partners says a new and advanced Early Warning Fire Detection/Emergency Voice Evacuation System is scheduled for completion in June 2004, and facade repairs will be completed in phases over the next few years. In addition, Finsilver/Friedman has overseen the replacement of the cooling towers and steam regulation valves, allowing tenants to have more control over individual office temperatures.
