The build-to-suit is slated to rise on Lot 3, which is located at 7675 Mission Valley Rd. According to an H.G. Fenton spokesperson, the parcel is one of the last two remaining lots available for development in the 1-million-sf Mission Valley Heights business park, which is situated near the Friars Road and Highway 163 interchange.

Groundbreaking on the Stewart Title facility will kick off later this month. Sillman Wright Architects has designed the 26,000-sf build-to-suit, which will feature reflective glass, outdoor eating areas, flexible floor plates and fiber-optics access. General contractor R.G. Petty has been hired to construct the two-story property, which is scheduled for an August 2004 build-out.

Once Stewart Title's new facility is completed, the title insurance provider will relocate its San Diego headquarters office to Mission Valley Heights. Stewart Title's current San Diego office, which employs 112 people, stands at 3111 Camino del Rio North. "The new facility will increase our office size by approximately 32%, allowing us to efficiently manage expected growth over the next five years," says Loretta Granger-Medrano, division president of the San Diego Division of Stewart Title.
