The approximately two-year-old building, located on two-plus acres at 12160 Metro Parkway, was about 23% occupied at the time of the sale. Three tenants--Bahama Pools, Obee's Subs and Lee County Reprographics--occupy a total of about 6,000 sf in the building.

"It's really one of the nicest industrial buildings in Southwest Florida," Paul A. Sands, a broker involved in the sale, tells GlobeSt.com. The tilt wall construction building has 20-ft ceilings, is sprinkled and has a truck well, he says. "All those things are kind of hard to come by."

Metro Investment Fund, also of Lee County, has tenants lined up to go into the building, according to Sands. But no leases have been signed yet.
