In the first deal, MAXUSA leased 7,940 sf of industrial space at 1604 N.W. 84th Ave. The mid-term deal is valued at about $238,200 and the company is relocating and expanding within Beacon Centre. Sheri Begervoy of Digiacomo Group represented MAXUSA in the transaction.
"Because of the volume of space we have at Beacon Centre, we allow all of our tenants the opportunity for expansion and growth," says Pino.
In the second deal, Zip Transport leased 14,860 sf of industrial space at 1701 N.W. 84th Ave. The logistics company expanded its 50,000-sf space in an adjacent space. The lease is valued at an estimated $415,000. Jim Irving and Robert Meneses of Westvest Associates represented Zip Transport in the deal.
"They've secured new accounts, and this warehouse space will facilitate these new accounts," Pino explains.
In the third deal, ASI Corp. renewed its 21,576-sf industrial lease at 2013 N.W. 84th Ave. for 12 months. The renewal is worth an estimated $161,000. The company signed a short-term lease because in a year, it may need to expand, according to Pino. "They may need more space at that time, and if they do, we'll accommodate them," he says.
In the fourth deal, Morrison Express, a freight forwarding company, leased 8,000 sf of industrial space in a mid-term deal valued at an estimated $180,000. The company is moving from Miami International Commerce Center next door.
In the fifth deal, Barthco, a logistics company, leased 15,000 sf of industrial space in another mid-term lease. This new deal is estimated to be valued at approximately $450,000.
In addition, two companies signed office leases totaling 15,000 sf in Building 36 recently at Beacon Centre. They are US Insurance Underwriters, which leased about 5,000 sf in a mid-term lease worth an estimated $400,000-plus, and Synovate, a computer company which leased about 10,000 sf in a mid-term deal worth about $800,000. US Insurance Underwriters is relocating from the Sunset area and Synovate is relocating from another local office.
"This is substantial because now the building is 90% occupied," Pino says. The building has 63,000 sf total. Beacon Centre overall is approximately 94% occupied.
