Independence will feature 2,315 shelter units that will include townhomes, apartments, condominiums, estate home and single-family residences. The village center will have about 20,000 sf of commercial space, according to Transeastern's regional president Michael Richardson.

Home sales are slated to begin in spring 2004. The price range is $100,000 to $700,000. The first 1,078-home phase is expected to be ready for occupancy by June 2004.

Transeastern bought the land last year for $20.12 million, or about $14,993 per acre (34 cents per sf), considered a fair market price, area brokers tell GlobeSt.com.

In the planning, design and development stage for the last 15 years, Horizons West is the largest project of its kind in Orange County history, according to the county's planning and zoning department. About 2,000 residents currently occupy 1,000 homes in the two villages under development--Bridgewater and Lakeside. When it is built out in 50 years, the anticipated permanent population is expected to reach 60,000, county planners tell GlobeSt.com.

About half of the 1,341 acres will not be commercially developed. Independence will have 58 acres of parks, playgrounds and common areas. A 50-ft high brick-and-stone clock tower will highlight the project's entranceway off Fiquette Road.

Transeastern will be the sole builder in Independence. Locally based Miller, Sellen, Conner & Walsh are the project's planners. The landscape architect is Glatting, Jackson, Kercher, Anglin, Lopez, Rinehart Inc.

Transeastern has three other active developments in west Orange County--Windermere Ridge, Weston Reserve and Mediterranea at Lake Butler Sound. Transeastern is also building homes in Tampa, southwest Florida and in the South Florida counties of Broward and Palm Beach.
